Terms and Conditions for Anna Karistu Accommodation

Booking.  Confirmation of availability and booking may be made by telephone or e-mail.  Bookings will be held on receipt of a completed booking form with credit/debit card details, at which time they will become firm.
What’s included. Accommodation on a bed and breakfast basis including breakfast.
Linen.  Bed linen and towels are provided and changed weekly.  Bath towels are not to be used for swimming/sunbathing.  Separate terrace towels are provided for use on the roof terrace but you are requested to provide your own towels for use at the beach.
Children.  A cot is available for a charge of €10.00 per night for children under 2 years in the en-suite bedroom.  This is subject to availability and must be requested at the time of booking..
Hairdryers.  Hairdryers are provided in bedrooms.
Tea/Coffee.  Kettles are provided in rooms for tea & coffee making.
Times.  Where it can be accommodated we are happy to be flexible with dates to fit in with flights length of stay etc, however, during summer months this may not always be possible.  Your room will be available from 15:00hrs on the start date of your booking and must be vacated at 11:00hrs on the day of departure. This is in order to get rooms ready for the next guests. In low season other arrangements may be made by mutual agreement.
Liability.  Although the property is fully insured, including third party liability, it is the responsibility of those using the accommodation to ensure they have adequate insurance cover.  You and your party’s stay in the property is entirely at your own risk and the owners accept no responsibility for losses, damages or injury resulting from using the accommodation and its facilities. You are responsible for any damage to the property or its contents.  An arrangement for travel insurance (including cancellation insurance) is your own responsibility.
Changes.  We will try to accommodate any alterations you wish to make after booking your holiday. The person named on the original booking form must advise us in writing or via email of any changes you wish to make.
Cancellation by AKA.  In the unlikely event that the house becomes unavailable due to circumstances beyond our control, you will be offered a full refund. We will also endeavour to provide alternative dates or different accommodation.
Cancellation by client.  If cancelled or modified up to 3 days before date of arrival, no fee will be charged. If cancelled or modified later, 100% of the first night will be charged. 
Services.  We cannot be responsible for failure of public services such as water and electricity which are beyond our control. Any problems must be drawn to our attention as soon as possible in order for us to try and rectify the situation.
